A detached house in Toronto sold for less than $700K. Here is why
The 776-square-foot detached home, that is less than four metres wide, located on Sammon Avenue in East York was initially listed at $529,900.

A detached house recently sold for less than $700,000 in Toronto's East York neighbourhood. Of course, there was one small catch - the home spanned just 776 square-feet and was less than four metres wide. Price was set intentionally low, Scott says Scott explained she intentionally set the price low for the Sammon Avenue home with a listing price of $529,000.
“My personal belief, when I had first suggested this to my seller was, ‘I think there’s going to be a big pent up pool of buyers out there just waiting to buy,’” Scott said. “That, in fact, was the case.” (Leslie Scott/Remax Hallmark Realty Ltd.)
There was a lot of interest in the home Scott said there were about eight offers put down on the home but noted there were a lot of interested buyers who did not come forward.
“I’ve been a realtor since 1987 but in Toronto for over 20 years,” Scott said. “I had 6,500 views on the Realtor.ca listing. I’ve never had that many ever.” (Leslie Scott/Remax Hallmark Realty Ltd.)
How many showings were there? There were about 40 showings for the property, according to Scott, something she adds is truly quite an exception for the way the current market is.

How much did it sell for? Even though the property was listed intentionally low, the home still sold well-above asking, Scott noted, going for a price of around $675,000.
“Actually, of note, we did not take the highest offer in price—we took the best offer, which ended up being the most qualified buyer and the quality of real estate agent and the offer we received. Home sales dropped 11.2 per cent in the GTA The Toronto Regional Real Estate Board (TRREB) noted there were 62,433 home sales throughout the region in 2025, a double-digit drop from 2024.

Average home prices were also down The TRREB says the annual average selling price in 2025 was $1,067,968, which is down 4.7 per cent compared to 2024. As for detached homes specifically, they averaged around $1.498 million by the end of last year.
